With vacant properties the first step and the most important part of managing a property is filling a vacancy with a well-qualified tenant. Implementing very strict qualifying and rental guidelines in the beginning helps to ensure we find a great tenant that will not only pay their rent on-time.

Our standard fee structure for tenants who rent a property from us

FEES TO LANDLORDS LET ONLY 8% Let only service includes marketing of the property, carrying out accompanied viewings, arranging for inventory to be carried out, carrying out the relevant checks on the potential tenant. The service also includes credit checks and referencing and finalising the tenancy agreement. DEPOSIT PROTECTION As an additional service, we can also protect the on behalf landlords for a peace of mind. RENT COLLECTION £100/PCM As an additional service we can also offer a monthly rental collection, pursue non-payment of rent and provide advice on rent arrears. FULL MANAGEMENT SERVICE – 10% Full management includes all the stated above, as well as getting quotes for repairs and arranging repairs within the property, carrying 3 routine inspections per annum, and notifying the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy term. FEES TO TENANTS Refundable tenancy deposit where annual rent is less than £50,000 : MAXIMUM OF FIVE WEEKS’ RENT.
